These terms and conditions govern your use of this website; by using this website, you accept these terms and conditions in full. If you disagree with these terms and conditions or any part of these terms and conditions, you must not use this website.
You must be at least 18 years of age to use this website and be a resident of the UK with a minimum of (6) months address history within the UK. By using this website and by agreeing to these terms and conditions you warrant and represent that you are at least 18 years of age and are resident in the UK with at least 6 months address history within the UK.
The following expressions shall have the following meanings;
2.1 “Rentalstep” is a company registered in England, registered number 10275125, registered office address Suite 73, Friars Court, 43 White Friars, Chester CH1 1NZ.
2.2 “Website/Site” means www.rentalstep.co
2.3 “Terms/Conditions/Terms & Conditions” means the terms and conditions of service as set out in this document and includes future amendments approved in writing by Rentalstep.
2.4 The “service” allows tenants to improve their credit rating and scores by paying their rent on time through Rentalstep.
2.5 The “tenant” is the applicant and/or “user” of the service and will provide the landlord details and tenancy details.
2.6 The “landlord” is the person to which the tenant or user pays rent and is named on their tenancy agreement.
2.7 “Tenancy” is the tenancy agreement which exists between landlord and tenant, the details of which will be provided on application by the tenant and verified by the landlord. Details must include rental amount, due date and frequency but further information may be required to provide the service.
2.8 “Rent” is the amount paid from the tenant to the landlord in line with the terms of the tenancy agreement.
2.9 “Application” is the initial registration on the site made by the user and is subject to the required checks as set out in these terms in order to determine if a service can be provided to the applicant.
2.10 “Mediator” is the party nominated to resolve a dispute between Rentalstep and the user of the service.
2.11 “Credit Reference Agency” means Experian.
2.12 “Intellectual Property Rights” means all patents, rights to inventions, utility models, copyright and related rights, trade marks, service marks, trade, business and domain names, rights in trade dress or get-up, rights in goodwill or to sue for passing off, unfair competition rights, rights in designs, rights in computer software, database right, topography rights, moral rights, rights in confidential information (including know-how and trade secrets) and any other intellectual property rights, in each case whether registered or unregistered and including all applications for and renewals or extensions of such rights, and all similar or equivalent rights or forms of protection in any part of the world.
3. License of use
3.1 Unless otherwise stated, Rentalstep Limited and/or its licensors own the intellectual property rights in the website and material on the website. Subject to the license below, all these intellectual property rights are reserved.
3.2 You may view, download for caching purposes only, and print pages from the website for your own personal use, subject to the restrictions set out below and elsewhere in these terms and conditions. You must not:
- republish material from this website (including republication on another website);
- sell, rent or sub-license material from the website;
- show any material from the website in public;
- reproduce, duplicate, copy or otherwise exploit material on this website for a commercial purpose;
- edit or otherwise modify any material on the website; or
- redistribute material from this website
4. Acceptable Use
4.1 You must not use this website in any way that causes, or may cause, damage to the website or impairment of the availability or accessibility of the website; or in any way which is unlawful, illegal, fraudulent or harmful, or in connection with any unlawful, illegal, fraudulent or harmful purpose or activity.

4.4 You must not use this website to transmit or send unsolicited commercial communications.
4.5 You must not use this website for any purposes related to marketing without Rentalstep’s express written consent.
5. Restricted access
5.1 Access to certain areas of this website is restricted. Rentalstep reserves the right to restrict access to other areas of this website, or indeed this entire website, at their discretion.
5.2 If you are provided with a user ID and password to enable you to access restricted areas of this website or other content or services, you must ensure that the user ID and password are kept confidential.
5.3 Rentalstep may disable your user ID and password without notice or explanation.
6. Tenant/User Consents & Obligations
6.1 Rentalstep shall supply a free to use service to UK based tenants over the age of 18 years. This service aims to reward tenants just for paying rent on time by reporting received rental payments to the credit reference agency by way of regular monthly reporting.
6.2 The tenant/user confirms that all information provided in the application is accurate and to provide all required documentation and information to Rentalstep in order to approve an application and provide the service.
6.3 Rentalstep shall perform the following checks on applicants prior to accepting an application; ID verification, Land Registry checks, Landlord ID verification, tenancy details verification.
6.4 It will be necessary to contact your landlord to complete some of these verifications and checks, by completing the application on the website and accepting these terms you consent to us doing so and we act as your representative.
6.5 We use third party identity verification services to ensure that users are who they say they are prior to accepting any application, by completing an application you consent to Rentalstep’s use of this third party service. We neither control nor guarantee the accuracy of any identity verification service and further information may be required if we are unable to obtain a satisfactory result.
6.6 Land Registry checks will be completed via a third party service or website. In the event that this check cannot be completed successfully you give consent for us to contact your landlord in order to request further information to allow us to provide you with the service.
6.7 Should any of these checks prove to be unsuccessful, Rentalstep reserve the right to decline an application until such a time that checks can be verified successfully
6.8 The Tenant must end the tenancy using their in account function or contact us via email to email@example.com requesting that Rentalstep stop recording rental payments for their tenancy.
7. Landlord Consents & Obligations
7.1 Your tenant has provided your details so that they can start to benefit from paying their rent on time and improve their credit score, by providing your details consent has been given to make contact. In order to ensure that the information we have is correct we are required to verify your identity, tenancy details and property ownership.
7.2 By providing the requested information on the introduction from Rentalstep you give consent to Rentalstep using a third party identity verification service to verify your identity so that we begin providing a service. We neither control nor guarantee the accuracy of any identity verification service and further information may be requested in the event of an unsuccessful result.
7.3 You agree to only provide documentation and information that is valid and accurate in order for Rentalstep to complete the required checks satisfactorily and provide a service to the tenant.
7.4 We request that you confirm the tenancy details provided to us by the tenant and check that the rental amount, due date and payment frequency are correct. You should inform Rentalstep immediately if these details are not correct to ensure accurate reporting.
7.5 Rentalstep and the service is not a rent collection service andRentalstep is not responsible for reporting or handling arrears, you agree to arrange and follow your own arrears handling process and to contact the tenant directly for any late payments.
7.6 Should any of these checks prove to be unsuccessful Rentalstep reserve the right to decline an application until such a time that checks can be verified successfully. Rentalstep will inform the tenant only should an application be declined.
8. The Service
8.1 Upon successful completion of checks an application shall be accepted and the service shall commence. This shall be the commencement date.
8.2 The tenant will then set up payment to Rentalstep using the unique reference provided.
8.3 Rentalstep shall make all rent payments received to the landlord/agent the same day as receipt Monday to Friday if received before 15:00 and by standing order. Excluding Bank Holidays. If a tenant believes an overpayment has been made they will need to resolve this with their landlord/agent. Rentalstep cannot accept responsibility for any delays for payments made by means other than standing order.
8.4 Once payment has been received a record will be made on your account and this will be reported to the credit reference agency once per month. Rentalstep will endeavour to make sure that all reports provide an accurate reflection of the record of payments received.
8.5 Rentalstep does not operate a reminder or arrears chasing service and does not guarantee that they will notify tenant or landlord in the event of non-receipt of payment.
8.6 We may provide links on our site to the websites of other companies, whether affiliated with us or not. We cannot guarantee that services you purchase from third parties on our site, or from companies to websites which we have provided a link will be satisfactory and such warranties are DISCLAIMED by us absolutely
8.7 Rentalstep is not a credit reference agency and has no control over the content of your credit file, nor can we provide you with a copy of your credit file. We encourage you to go directly to the credit reference agency with any queries you may have or to obtain a copy of your credit file.
8.8 Rentalstep offers no guarantees nor do we accept responsibility for the contents of your credit file and any disputes regarding the details and contents should be relayed directly to the credit reference agency.
8.9 Rentalstep offers no guarantees nor do we accept responsibility for delayed payments as the result of you not using your assigned unique reference number.
9. Intellectual Property Rights
9.1 All Intellectual Property Rights in or arising out of or in connection with the service shall be owned by Rentalstep limited.
9.2 The user acknowledges that, in respect of third party Intellectual Property Rights, the user’s use of any such Intellectual Property Rights is conditional on us obtaining a written licence from the relevant licensor on such terms as will entitle the Supplier to licence such rights to the user.
9.3 All materials supplied to users are our exclusive property.
10.1 Should either party wish to terminate the agreement under these Terms they must do so by providing 31 days’ notice in writing to either help@rentalstep or via post to Rentalstep Ltd, Suite 73, Friars Court, 43 White Friars, Chester CH1 1NZ.
10.2 Upon termination the tenant must cancel future payments to Rentalstep and make alternative arrangements for payment to the Landlord should the tenancy continue.
10.3 Rentalstep may not notify Landlords when a notice of cancellation is received from the tenant and the tenant must understand that notice to cancel the service with Rentalstep does not serve as notice to quit your tenancy. These notices must be given directly to the landlord.
10.4 Rentalstep will no longer report on the tenant’s rental payment to the credit reference agency once the notice of termination expires.
11. Limitations of liability
11.1 Rentalstep will not be liable to you (whether under the law of contact, the law of torts or otherwise) in relation to the contents of, or use of, or otherwise in connection with, this website:
- to the extent that the website is provided free-of-charge, for any direct loss;
- for any indirect, special or consequential loss; or
- for any business losses, loss of revenue, income, profits or anticipated savings, loss of contracts or business relationships, loss of reputation or goodwill, or loss or corruption of information or data.
11.2 These limitations of liability apply even if Rentalstep has been expressly advised of the potential loss.
11.3 This clause 11 shall survive termination of the agreement.
Nothing in this website disclaimer will exclude or limit any warranty implied by law that it would be unlawful to exclude or limit; and nothing in this website disclaimer will exclude or limit Rentalstep’s liability in respect of any:
- death or personal injury caused by Rentalstep’s negligence;
- fraud or fraudulent misrepresentation on the part of Rentalstep; or
- matter which it would be illegal or unlawful for Rentalstep to exclude or limit, or to attempt or purport to exclude or limit, its liability.
By using this website, you agree that the exclusions and limitations of liability set out in this website disclaimer are reasonable.
If you do not think they are reasonable, you must not use this website.
All users including and not limited to tenants and landlords will hereby indemnify Rentalstep and undertake to keep us indemnified against any losses, damages, costs, liabilities and expenses arising out of any breach by you of any provision of these terms and conditions.
15.1 Any dispute under this agreement shall be referred to and decided by the Mediator.
15.2 The Mediator will be appointed by application to Ombudsman for Estate Agents.
15.3 A party wishing to refer a dispute to the mediator shall advise the other party of this intention in writing at any time during the term of this agreement. The dispute must then be referred to the mediator within 7 days of this intention being intimated.
15.4 The mediator shall act impartially and have authority to settle the dispute which must be done so within 28 days of referral.
15.5 The decision of the mediator is binding on both parties unless and until revised by legal proceedings or agreement by both parties.
16. Force Majeure
Rentalstep shall not be liable for any failure of or delay in the performance of this agreement for the period that such failure or delay is due to causes beyond its reasonable control, including but not limited to acts of God, war, strikes, malicious damage, failure of utility service, government orders or any other force majeure event.
17.1 The invalidity or unenforceability of any provisions of this agreement shall not affect the validity or enforceability of any other provision of this agreement, which shall remain in full force and effect.
17.2 Each term and provision of this agreement shall be valid and enforceable to the fullest extent permitted by law and any invalid, illegal or unenforceable term or provision shall be deemed replaced by a term or provision that is valid and enforceable and that comes closest to expressing the intention of the invalid, illegal or unenforceable term or provision.
